Through Joel Jayce Design Studios, I have developed a practice grounded in thoughtful spatial planning, materiality, and visual storytelling. Every project should communicate its purpose clearly to the client, to the contractor, and to the wider community.

Project Overview

Amani Court is a contemporary residential development situated in Lekki Scheme II, Lagos State, a collaborative vision between Joel Jayce Design Studios and StandardIdea Structures & Construction.

The design brief called for a development that could balance the lifestyle aspirations of modern Lagos residents, including privacy, natural light, and ventilation, within the constraints of a compact urban plot. The result is a multi-storey block that maximises unit count without sacrificing livability.

The full project pipeline was managed in-house from BIM modelling in Revit, construction documentation in AutoCAD, through to photorealistic visualization using 3ds Max and Chaos Corona.

The plan was envisioned as a harmonious blend of functionality, comfort, and timeless elegance. Inspired by a lifestyle of balance between privacy and connection, the layout prioritises natural light, cross-ventilation, and seamless circulation while maintaining clear zoning for public, semi-private, and private spaces.

Units oriented to maximise morning light penetration and minimise direct afternoon glare across living spaces.

Natural Ventilation

Cross-ventilated floor plans with aligned window openings ensuring passive airflow across all habitable rooms.

Privacy & Zoning

Clear separation of public, semi-private, and private zones within each unit and across shared circulation spaces.

Structural Grid Efficiency

Column grid aligned with architectural layout and structural spans to reduce material waste and construction complexity.

Services Integration

Wet areas stacked vertically across floors for efficient plumbing routing with electrical chases coordinated with block layout.

Future Adaptability

Structural provisions incorporated for future vertical expansion with roof design accounting for long-term load considerations.

Working Drawings

Complete construction documentation suite drafted in AutoCAD, encompassing floor plans, elevations, sections, and fixture schedules for the full 15-unit, 3-storey development.

Sections & Schedules

Two longitudinal sections (X-X and M-M) were produced to communicate internal spatial relationships, storey heights, and structural slab configurations to the site team and structural engineer.

Door and window schedules provide a complete matrix of opening types, dimensions, materials, and quantities, ensuring the QS team and contractor can procure accurately without ambiguity.

  • Building height: +12,450mm with ceiling level at +10,425mm

Setting out is complete and work is progressing into the raft foundation phase. Concrete placement is already underway, marking steady advancement on site. Project Overview

Project D.O.M.A comprises three units of 3-bedroom and 2-bedroom semi-detached mini-luxury bungalows situated in Isheri-Osun, Alimosho LGA. The design concept embraces modern simplicity, comfort, and functionality within a compact and cost-efficient structure.

The clean architectural language of contrasting dark fascia bands against white rendered walls, punctuated by a bold red entrance feature, creates strong visual identity and kerb appeal for a mid-market residential product.

Each unit is planned to maximise natural light, cross-ventilation, and occupant privacy, with the semi-detached layout promoting a sense of community while maintaining individual exclusivity.
